Smart phones and savvy buyers
If you’re going to put a home on the market today you need to be EVERYWHERE. Sure, being in the newspaper is nice for open houses on the weekends. Grandma and grandpa hop in the car after church and go looking for ideas to spruce up the house.
What you need to gear up for are the mobile buyers. Home searches today start on smartphones, tablets or phablets and not just the newspaper.

So easy a cave man could do it? Not necessarily.
The agent you used to sell your home 10-15 years ago is probably getting close to retirement. They may seem like a logical choice for listing your home this year but with today’s technology changing on a daily basis is this really the most logical option?
There’s a lot of money at stake here. With so much information online, you should probably interview a few agents before committing to a listing agent. Nothing’s more frustrating to a prospective buyer than not being able to see any photos. When your house goes on the market. Be ready prepared. There better be photos, they better look fantastic and there better be a great description to back them up. I have 25-years of advertising and marketing experience. I know what words sell and I know the audience.
A Buyer’s first impression is on the internet. When they see your home advertised you want them to call their Buyer’s Agent, get in the car and come see your home. A good description will create a sense of urgency and open their wallets a little wider for fear that this place may slip through their fingers if they don’t make an offer—NOW!
Unless your ready to move forward with the sale, don’t put your home on the market. You should be ready to move when you put your home on the market. With sales averaging less than 30-days on the market you better have a place to go when you sell and that’s going to be an apartment, townhouse, with family or your new place. Have your place cleaned, staged, de-cluttered and ready to price.

Last thought before you contact me. Don’t let your emotions get in the way of your sale. I know there are a lot of memories and your home holds a special place in your heart but this is the time that you need to put on your investment cap and start thinking about this financial decision. If you get all mushy when a deal comes in you could miss a great offer or not negotiate properly.
Don’t let junior’s first words be a deal-breaker.
Bottom line: Buyer’s first impressions are on the internet. If you’re not ready to sell or go-to-market without the right words and pictures you could lose a sale.
